Quick Facts Before You Book

What Is Basement Demolition?

Basement demolition is the controlled removal of a basement’s finished materials, down to the bare concrete. Some people call it gutting a basement. We take out ceilings, partition walls, framing, drywall, insulation and flooring. We leave the slab and the foundation walls in place.

Most jobs fall into one of two types:

We scope each job on site, because the right answer depends on what is behind the finishes.

What Does Our Basement Demolition Service Include?

Our basement demolition services cover the work below. Most jobs use several of these items.

If a wall or post carries load, we stop and tell you. That work needs an engineer first. Concrete cutting, foundation work and rebuilding are not part of what we do.

How Does Basement Demolition Work?

A crew walks the space, checks for load-bearing walls and posts, tests for asbestos, shuts off utilities, protects the home, strips the basement in order, then hauls the debris and sweeps. Here is how our jobs run.

Every stage from first call to last walk-through is on our Our Process page.

Where Do You Start When Renovating a Basement?

Start with demolition and testing, not the new finishes. Once the space is open, your plumber, electrician and waterproofing company can see what is behind the walls before anything goes back up.

The usual order is:

We do step one. Skipping it, or covering a problem during the rebuild, is the costly mistake.

Should You Demo a Basement Yourself or Hire a Crew?

A basement demo on a small, newer, dry space is a possible DIY. Hire a crew if the home was built before 1990, you see moisture or mould, the wiring or pipes are unclear, or you have a fixed deadline. Anyone looking up how to demo a basement should read this section first.

Is There Asbestos in Your Basement?

It is possible in homes built before 1990. You cannot tell by looking, so we sample first.

In an Alberta basement, asbestos can sit in:

Alberta publishes its own rules for this work. ASB004 covers asbestos exposure in demolition and renovation. When a sample tests positive, we work to the Alberta Asbestos Abatement Manual (ASB001), transport the waste as the Dangerous Goods Transportation and Handling Act requires, and take it to an approved landfill under Alberta’s asbestos waste guidelines.

Our crew is certified for asbestos testing and abatement, so a positive result does not stop the job while you hunt for another company. The City of Calgary also asks for a completed asbestos abatement form on permit applications for houses built before 1990, and we can supply our paperwork for that. To read more about the material itself, see our asbestos floor tiles guide.

How Do You Control Dust During Basement Demolition?

We extract dust at the source, seal the work area with poly and cover vents. Our work is virtually dust-free. Some minor kick-out can still happen, but you do not get a big dust cloud filling the house.

A basement is the lowest part of the house and the return air often runs through it. That is why we:

After the job, we sweep the work area. If you had stored items or furnishings upstairs, a light wipe-down is all that is usually needed.

What Is Hiding Behind a Basement Wall or Ceiling?

More than most people expect. Basements hold the home’s wiring, pipes, gas lines and ducts, and sometimes old water damage or mould. Before we cut, we plan for:

If we find a problem, we do not guess. We stop, show you and leave the area open so your plumber, electrician or contractor can look before anything is covered up again.

Basement Flooring, Carpet and Insulation Removal

We handle the layers that sit on and under your finishes. That includes basement floor removal, basement insulation removal and the job to remove basement carpet.

For tile, thinset and heavy flooring work, see our floor removal in Calgary and floor removal in Edmonton pages. We remove mould-damaged materials. We do not do mould remediation, and the source of any moisture needs to be fixed by the right trade.

Is the Wall or Post Load-Bearing, and Who Decides?

A structural engineer decides. A load-bearing wall or post holds up the floor above it, and a partition only divides space. In a basement, look for posts, beams and walls that sit directly under a wall on the main floor.

We take out partition walls. If something carries load, we work after your engineer’s plan is in place and, where needed, temporary support is installed. For a checklist on spotting bearing walls, see our interior wall demolition page.

Do You Need a Permit for Basement Demolition?

It depends on the work and the city. Taking out finishes is treated differently than changing structure, adding a bedroom or bathroom, or creating a suite. Check with the City of Calgary or the City of Edmonton before you start.

We can tell you what the demolition will touch, and we can supply our asbestos paperwork. That helps you answer the city’s questions and your next contractor’s.

What Affects Basement Demolition Cost?

Several things change the cost, and no two basements are the same. We do not publish prices, because two basements that look alike can be very different once the walls are open. Here is what moves the basement demolition cost.

What changesWhy it matters
Floor area and ceiling heightMore space means more to take out and haul.
Layers and finishesPlaster and lath, tile ceilings and glued floors take longer than a single layer of drywall.
What is inside the wallsWiring, pipes and ducts add steps before the wall comes down.
Asbestos test resultsA positive result means a controlled removal and special disposal.
Moisture or mouldDamaged materials need careful handling.
AccessNarrow stairs, a walkout door or a condo elevator change how fast we move debris.
Debris volumeMore material means more hauling and landfill handling.

What to Look for in Basement Demolition Contractors

Not every crew is set up for a basement. Good basement demolition contractors can answer these four points before they start:

Enviro holds BBB Accreditation and COR Certification as well. Ask for both from any crew you shortlist.

What Happens to the Debris?

We haul all of it away. A basement cleanout after demolition should leave nothing in your driveway or garage.

What Happens After Demolition?

You get a clean, open shell. Waterproofing, drain and vent work, framing, electrical, plumbing and finishing are done by the trades you choose. We do not rebuild.

That has a real benefit. With the walls and ceiling open, your waterproofing company, plumber and electrician see the bare slab and foundation, and a problem gets found before it is covered up again. Basement removal and the rebuild are two jobs, and a crew that does only the first does it faster.

How Long Does Basement Demolition Take?

The time depends on the size, the number of finish layers and the asbestos test results. A small, single-layer basement is much quicker than a large one with plaster, tile ceilings and glued floors. After the walk-through, we give you a clear schedule for your basement.

Who Does Basement Gut-Out Demolition Near Me?

Looking for basement demolition near me? Enviro Surface Removers provides removal-only basement demolition services in Calgary and Edmonton and the communities around them.

In Calgary, older homes in Inglewood, Bridgeland, Kensington and the inner city are more likely to have asbestos in their original finishes. In Edmonton, the same goes for older homes near Whyte Avenue and across the Strathcona and Highlands areas. Walkout basements on newer builds on the edges of both cities are often a faster job, because debris has a short path out. Condo boards ask for notice, set work hours and protected hallways and elevators. We carry the insurance paperwork they ask for.

Why Choose Enviro for Basement Demolition?

Of all the basement demolition contractors in Alberta, we do one thing: we take it out.
