Dustless Floor Removal & Concrete Grinding
Breaking the tile is the fast part. The mortar bonded to the floor underneath is the job, and it’s where nearly all the dust comes from. We pull the tile, grind the thinset off, and capture the dust at the tool instead of sealing it into the room and cleaning up later. You get a floor your installer can start on, not a mess to sort out.
Quick answer: The tile comes up faster than most people expect. The thinset underneath is what takes the day.
Thinset is a portland-cement mortar. It isn’t glue and it doesn’t soften. It cures into a hard layer bonded to whatever is below, and when the tile breaks away, ridges of that cured mortar stay welded to the slab or the backer board.
So removing tile is really two jobs. The first is loud and quick. The second is slow, and it’s the one that decides whether the floor is actually usable afterward. A few things add time on every job:
Quick answer: Break one tile to create an edge, then work a chisel or scraper underneath the tiles beside it. Once the mortar is off, the floor is ready.
Tile bonded in thinset has no gap to lever from, so you make one. Break a tile in the middle of the room or at a doorway, clear the pieces, and you have an edge to work a chisel or floor scraper under. Tiles will break as they come up. That’s normal and it doesn’t matter.
A hand scraper is fine for a bathroom. A powered floor scraper or a ride-on machine covers a kitchen or a commercial floor far faster. The tool rides along the substrate and pops tiles off the mortar bed.
This is where DIY jobs stall. Loose ridges come off with a scraper. The rest is bonded hard, and it comes off by grinding with diamond tooling.
What’s underneath changes the method. On a concrete slab, the mortar grinds off and the slab stays. On a wood subfloor with cement backer board, the board is usually screwed and mortared down, so it comes out along with the tile rather than being ground clean.

Small bathrooms and single rooms are genuinely DIY-able if you’re prepared for the mortar. Kitchens, open plans, and anything over a few hundred square feet is where the second half of the job gets away from people.
Quick answer: Yes, and the risk is in the mortar more than the tile.
Thinset and grout are cement products that contain crystalline silica. Breaking tile releases some. Grinding the mortar releases far more — the dustiest phase of the job is the one that happens after most people think it’s finished.
Quick answer: It describes two different approaches, and only one of them keeps dust out of the air. Worth asking which one you’re being quoted.
Sealing the room — plastic sheeting over doorways, tape over the vents, a shop vacuum running, cleanup afterward. The dust still goes airborne; it’s just meant to stay in one room. In practice it finds the gaps, and fine dust stays suspended long after the noise stops.
The dust never gets airborne. A shroud at the grinder head pulls it into a HEPA-filtered system at the moment it’s created. Different equipment, different outcome.
Both get advertised as “dustless.” They aren’t the same thing, and the difference shows up most in the places it matters.

What’s underneath decides the method, the timeline, and what the floor looks like when the tile is gone.
The most common case in basements, commercial units, and slab-on-grade builds. The mortar grinds off and the slab underneath is left flat and clean, ready for whatever goes down next.
Standard in kitchens and bathrooms on upper floors. The backer board is screwed and mortared to the plywood, so board and tile come out together. The plywood below gets inspected once it’s exposed.
Older installations, especially in bathrooms and entryways, sometimes sit on a thick bed of mortar rather than a thin layer. It’s heavier, slower, and generates a lot more material to haul.

A finished job means:
“Mostly clean” causes problems later. Leftover mortar ridges telegraph through vinyl plank and LVP as visible bumps. On a new tile install they throw off lippage, so tiles sit at slightly different heights and the floor reads uneven under light.
We know we’ve hit the mark when the next trade says so. On one job the homeowner’s flooring installer looked at the prepped floor and asked for our number. Another customer put it plainly: when the job was done, the floor looked brand new and was ready for hardwood to go in. The standard: get the subfloor back to just-built-yesterday condition.
Clinics, schools, and restaurants usually get scheduled around opening hours, which is where working without airborne dust stops being a preference and becomes the only way the job happens at all.

It depends whether anyone is living or working in the space. An empty house being gutted is one situation. A family staying put with the furnace running is another, and so is a clinic or restaurant that opens the next day. Allergies, asthma, and open electronics all push the same way.

Yes, with the tool depth set correctly. Grinding takes the mortar off and leaves a flat, profiled slab rather than a gouged one.
Ceramic and porcelain tile don’t. Older vinyl tile and the black adhesive under it sometimes did, and so did some sheet flooring.
